3.5% interest rate doesn't exist anymore today.

Rate are likely never coming down. BUT thousands of people are stuck in houses they don't want with a low rate attached to it. 👀

Sellers are waiting on a buyer who is never going to give them their number. I gave them a way out and monthly payments.
ㅤ
I use a strategy called subject-to.
ㅤ
The house transfers to me. The loan stays where it is, at the terms the seller locked in years ago. I make the payments from that point forward. And the seller gets out of an unwanted situation.

It's a win-win.
ㅤ
Why would I borrow at today's rates just to erase a loan that's better than anything I could get today? That's just stupid.
