Here are 4 things I'd start doing THIS year:

1️⃣ Own income that doesn't depend on your employer.
Your 401(k) matters, but you don't control it. A property that cash flows is income you do control. Start with one while you still have a paycheck behind you. Don't wait until you retire to figure it out.

2️⃣ Learn how to buy with creative finance.
Most people think buying real estate means a big down payment and a 30 year loan. False. With subject-to and seller financing, you can take over existing loans or let the seller act as the bank. You'll completely avoid banks, credit checks, and can do this with zero $ down. This skill will matter more than your credit score over the next decade.

3️⃣ Use what you've already built.
You've spent decades building experience, relationships, and a reputation. Sellers and partners care about those things. Your experience is an asset, so stop treating it like a disadvantage.

4️⃣ Create a Plan B before you need one.
Ask yourself: if my job disappeared tomorrow, would my retirement plan still work?

If that answer makes you uncomfortable, don't panic. Treat it as a reason to start creating options while you still have time. ⏰
