You guys keep telling me I only show the wins. So here's a recent loss.

Day after we closed, we had to drill a new well. $28,000, right out the gate. 😅
ㅤ
Here's the part that matters though: we knew. We found it in due diligence, priced it, and planned for it before we ever signed.
ㅤ
The reason we could cover it is how the deal was structured.
ㅤ
Bear Grass RV Park and Resort, closed March 31st, and we got paid $34K to buy it.
ㅤ
The seller also let us keep the operating account, so money was already coming in when that bill showed up.
ㅤ
The 14 tiny homes, lodge, and 25 RV pads will make up for the money spent of the well.
ㅤ
You don't avoid problems, you build the deal so a problem doesn't take you out.
ㅤ
