I just opened escrow for my first time buyers on their dream home in Carlsbad, and one clause made it happen👇🏽👇🏽

We were up against multiple offers. Instead of guessing a number and hoping it was enough…

We wrote an escalation clause into our offer.

Here’s how an escalation clause works:

• You submit your offer at a set price

• If another buyer offers more, your price automatically goes up by a set amount (for example, $5K or $10K above their offer, in this situation we did $2500)

• It only goes up to a maximum you choose ahead of time

• A well written clause (such as ours in this situation) requires the seller to show proof of the competing offer, so you’re never bidding against a ghost

Why it matters:

• You don’t overpay. You only go as high as the competition forces you to

• You don’t lose the home by a few thousand dollars because you guessed too low

• It shows the seller you’re serious and ready to compete

What every buyer should know before using one:

Set your cap before emotions take over. Pick the number you’d pay with zero regret

The seller sees your max. We paired the clause with strong terms so they didn’t simply counter at our ceiling

In a market this competitive, the strongest offer isn’t always the biggest number. It’s the smartest strategy.
