1. Low-interest loans already in place
2. Vacant
3. Sitting on the market for months

Think about who's paying a mortgage on an empty property that nobody wants. That seller doesn't need a higher offer. They need a way out.

Tools like DealSauce.io let you stack filters to pull this exact list in your own market and find sellers who will be open to creative terms.

But finding the deal is only half of it. The other half is knowing how it'll make money.

I don't chase whatever strategy was hot two years ago. I look at what's working in the current market, then I buy properties that work for the strategy.
