When Rent Outpaces What Residents Can Pay

Manufactured housing gets talked about as a stable, recession-resistant asset. Most of the time, that's true.

But stability isn't guaranteed. It's earned, and it can be lost.

Nationally, asking rents in manufactured home communities grew 7.0% year over year.

Over that same period, real wages for the lowest-earning workers in this country didn't grow. They fell 0.3%.

That gap doesn't close itself.

When rent growth outpaces what residents can actually afford, something has to give. Turnover rises. Collections slip. Vacancies that used to be rare start showing up. The community that looked stable on paper starts feeling different on the ground.

This is the part of the business that spreadsheets don't show you.

A mobile home park isn't just an asset that happens to be occupied by people. It's a business whose performance is directly tied to whether the people living there can keep paying, year after year.

Rent growth is not automatically value creation. It is only value creation when it is sustainable.

The operators who last in this space aren't the ones who push rent as high as the market will allow. They're the ones who understand where that ceiling actually is, and manage the community to stay under it.

That's not a limitation on returns. It's what makes the returns durable.

Where do you think that ceiling actually is, and how are you underwriting for it?
