## Caption

There is a land use change application in place for the area highlighted, in Sunnyside, from Commercial to Mixed-Use. 
At present time there are no plans to replace all of the businesses with a new building, but that does seem like the end goal with the land use change. If that were to happen, all of the buildings that are there now would be removed to put in a new larger building.

Land use redesignation - LOC2026-0151

This application proposes to change the designation of these properties to allow for:

• mixed-use buildings (e.g. commercial storefronts with apartments or offices above);

• a maximum building height of 50 metres (an increase from the current maximum of 13 metres);

• a maximum building floor area of 16,300 square metres, based on a building floor to parcel area ratio (FAR) of 5.0; and

• the uses listed in the proposed MU-2 designation
