This one's a real split. Every landlord has lived it.

Your tenants pay $1,100. The market says $1,200.

Raise it $100 on all four doors: $400 more a month. $4,800 a year. Pure profit, if everyone stays.

But if one good tenant leaves over it: one month vacant ($1,200) plus turnover repairs ($2,000). That raise just cost you $3,200.

Landlords split hard on this. Raise it, business is business. Or keep them, good tenants are gold.
