THE 1% RULE IS DEAD.

$400K fourplex. Four doors at $1,100. That is $4,400 a month in rent.

The old rule says rent must be 1% of the price. It needs $4,000. This deal clears it. Looks like a buy.

Then the bank runs its own math.

25% down at 7.55% on a 25-year note: $2,227 a month. The 50% rule says expenses eat half the rent, so NOI is $26,400 a year.

DSCR: $26,400 divided by $26,721 in debt service. That is 0.99. Lenders need 1.25 minimum.

The 1% rule said buy. The bank says no.

Screen every deal with DSCR, not the 1% rule.
