Communities in decline are often filled with buildings built for a past era of abundance. You can wait for boom times to return and hope the space is still usable. Or you can retrofit the building to serve what the neighborhood needs right now. When I say punch a bunch of holes in it, I mean cut one large unit into several smaller ones. Add doors. Add windows. Create more ways for people to engage with the street. One building becomes multiple small business opportunities. That means more diversified rent, less fragility, lower entry costs for tenants, and more stability for the neighborhood. Instead of waiting for one big tenant to save the day, you create a cycle of small bets that build momentum over time. The developer wins. The tenants win. The community wins. You cannot play yesterday’s development game in today’s economy. Stop sitting on empty buildings hoping for a miracle. Start adapting them to the moment. Join us March 27 to 29 in South Bend, Indiana to view different projects within a community that are reshaping the city of South Bend. #IncrementalDevelopment #SmallScaleDevelopment #MainStreetRevival #AdaptiveReuse #strongtowns
