When purchasing a home, there is a lot you've got to know. Here's what you need to know about appraisals before going through the process. • An appraisal is just an opinion of value. The lender determines the value based off of the opinion of the appraiser. As Realtors we have no control over the appraisal value. • When a buyer has an appraisal, we show up to the appraisal personally. We meet the appraiser, provide comparison sales from the area nearby and include features important to the home's value to help justify the price. • If the appraisal comes in low, there's two options: renegotiate the contract (we're experts at this, obvi), or the buyer can get out of the contract and get their escrow back.
