The wsj’s Konrad Putzier reports that land-use restrictions and a lack of public investment in roads, rail and other infrastructure have made it harder than ever for developers to find sites near big population centers to build homes. “Between securing entitlements and building the infrastructure, preparing rural land for development can take two to four years,” BTI Partners CEO Noah Breakstone said in a recent Wall Street Journal LTE. “Unfortunately, many home builders, especially publicly traded companies, often get penalized by Wall Street for carrying too much land for future development, which is perceived as a liability. That challenge has discouraged home building in areas with large housing deficits near employment hubs in Florida.”
