Market Report 📊 ⁠October 2022⁠ ⁠ Ada County Month-over-Month⁠ ⁠ • Median sales price up $21,500⁠ • Closed sales down 30 total⁠ • Days on market up 4 days⁠ • Inventory down 274 total⁠ • Months of supply down 0.3 months⁠⁠ ⁠ The stats that show well for sellers are the decrease in inventory and the decrease in months of supply. Less months of supply means less competition, generally speaking. This can have a direct impact on prices, more often than not favoring sellers. Median sales price actually rose over $21,000 in October. This is the first rise in month-over-month median sales price since May.⁠ Mortgage interest rates have dropped over an entire point in the last 10 days.
