Meet the winning group and finalists of the 2025 ULI Hines Student Competition! These multidisciplinary teams of students have crafted visionary, conceptual proposals for a real site in Cleveland while exploring responsible land use through design, development, and financial strategy.
Established in 2003 through a generous endowment from ULI leader Gerald D. Hines, the annual ideas competition invites graduate and fourth-year undergraduate students to reimagine real-world development challenges across North America.
This year, a jury of 14 ULI members selected the winning team and three finalist teams— Lakeshore, ANCHOR, CLEarwater, and The Anchor District—from a pool of 83 submissions.
