One of the first reasons I heard why investors love Section 8 is because the money felt guaranteed. It was taught like as long as that tenant has a voucher, you’d get a rental payment.
But the thing is, housing might decide to change a tenant’s rent contribution at any point. That means what you’re expecting financially from each party can change.
So I built my rent collection process with that in mind. The amount owed by each tenant is the overall rent UNTIL housing sends in their assistance. Then that amount is lowered.
For those who pay with money orders or deposit directly into a bank account, they get new paper invoices. For those who pay online through rentrediofficial , their online portal gets updated.
