And btw… rats are everywhere, my waterfront projects in greenwich CT to New Zealand…. I had a hunting dog in NZ and she would bring us gifts often into the house … rats and rabbits. I would be away selling vodka and my (now ex) wife would send me pics of a rat top of a large mirror hiding from our dog and she wasn’t happy and somehow it was my fault, of course. :) If you aren't willing to look past the dirt, you're going to miss the deal.
