Excitement and buzz amongst Prime Central London (PCL) pundits and agents with Year on Year (over 12 months period) residential prices up by 0.3% in May. This is the first YOY increase since the referendum in 2016. Prices in PCL were on their way to recovery post Boris J. elections back in Jan 20, but then Lockdowns happened. Although 0.3% might seem insignificant, it is very symbolic of what most pundits predict for PCL in the coming years. PCL average residential prices fell by 17% since May 2016; combination of Brexit, political uncertainty and lockdowns. After 5 years of decline, the trajectory is now back up and conservative forecasts predict capital appreciation of 10%-15% over the next 3/4 years. Could well be higher.
