Look, Zestimates are a fun starting point. They give you a quick number while you are scrolling on your phone. But in today’s Austin market, they are just an algorithm. They do not walk inside your home, see your recent renovations, check the actual condition, or understand what is really happening neighborhood by neighborhood.
Right now in Austin, homes are taking longer to sell, often 60-90 days on average, and we have way more inventory than we did a few years ago. That means buyers have more choices and negotiating power, and pricing has to be realistic. A Zestimate can easily be off by $20,000 to $50,000 dollars or more, especially on homes that are not currently listed.
I have seen sellers price too high based on an inflated Zestimate and watch their house sit. I have also seen buyers get excited or discouraged by a number that does not match what is actually selling.
