I get this question all the time. This RV park in Montana was a subject-to deal.

The seller had an SBA loan on the park. So we took it over subject-to: meaning the loan stayed in place and we took it over. (Most people have no idea that's possible.)

The money needed came from my private money lenders. We took the entire first year of cashflow and paid those lenders back in full.

So today the lenders are paid, I used zero of my own cash, and I'm the only owner on the park.

That's what "nothing out of pocket" actually means. A structure that pays everyone back and leaves you holding the asset.

And how do I know a park is even worth buying? NOI. Net operating income. That's what tells you what the park actually earns after expenses and it's how every one of these deals gets valued.
