The market isn’t as forgiving as it used to be - and investors need to adjust For a few years, you could get away with an average renovation, aggressive pricing, or a property that wasn’t quite right for the area. Buyers had fewer options and properties were still moving. That’s changed. What I’m seeing now in Central PA: 🏠 Good properties, priced correctly, are still selling quickly and for strong prices. 📍 Location and condition matter more than ever. 🔨 Basic “paint and carpet” renovations aren’t creating the demand they once did. 💰 Buyers are more selective- and they expect more for their money. The opportunity is still there. But the margin for error is smaller. You have to know your market, understand your buyer, renovate intentionally, and price the property based on what it is - not what you hope it’s worth.
