Most investors fall in love with a strategy first, then spend months trying to find houses that fit it.
ㅤ
That's backwards... I don't pick the exit, the house does.
ㅤ
Before I ever decide on co-living, sober living, or a different exit strategy, I look at what would make the property cash flow the most.
ㅤ
How many bedrooms and bathrooms. Whether there's an HOA that will shut co-living down. How close it is to bus lines, hospitals and jobs. The exit strategy comes out of those answers.
ㅤ
The reason I can be that flexible? I'm not looking for houses. I'm looking for sellers who need a solution. A listing that's sat for months with no offers. An owner who never wanted to be a landlord in the first place.
