Your house is not an asset.
Two people. Same $40,000.
Person A puts it down on a $400,000 house to live in. Between the mortgage, taxes, insurance, and upkeep, that house pulls about $2,700 out of his pocket every single month. It will never pay him one dollar.
Person B puts the same $40,000 into a $400,000 fourplex. Lives in one unit. Rents out the other three. The tenants cover the mortgage, and he lives almost free while the property climbs in value.
Same money. One bought monthly bills. One bought monthly income.
An asset pays YOU. If it takes money out of your pocket every month, it's a liability with a nice kitchen.
